First Home Buyers may receive up to $29,000 towards new home!!

Between 14 October 2008 and 30 June 2009 you may be eligible to receive $17,000 towards the purchase of an established home and $29,000 towards a newly constructed home!

When you want to buy a home, the temptation is to start looking for it. However, it is much smarter to organize your finance first.
And don’t just pre-qualify for a Home Loan – get pre-approved! In most cases you have up to 12 months to access you approved funds.

The First Home Owner Grant (FHOG) provides First Home Owner Boost benefits.

Established homes

First home buyers purchasing an established home may be eligible for the $7,000 Boost - in addition to the First Home Owner Grant ($7,000) and the First Home Bonus ($3,000) bringing the total benefits to $17,000.*

New homes

First home buyers building a new home or purchasing a newly constructed home may be eligible for the $14,000 Boost – in addition to the First Home Owner Grant ($7,000), the First Home Bonus ($5,000) and the First Home Owner Regional Bonus ($3,000) bringing the total benefits to $29,000.

Where a newly constructed home is being purchased, it must be the first sale of that home.

The home must also have never been previously occupied as a place of residence, including occupation by the builder, a tenant or other occupant.

Substantially renovated homes may be considered as a new home.

Where a substantially renovated home is being purchased, it must be the first sale of the home since it was substantially renovated.

The home, since being substantially renovated, must also have never been previously occupied as a place of residence, including occupation by the builder, a tenant or other occupant.

Substantial renovations of a building are renovations where the entire building, or substantially all of the building, has been removed or replaced.

Note: Where the consideration is less than the total benefit available, the applicant will be entitled to an amount equal to the value of the consideration.

Subject to certain requirements being met.

$7,000(plus $7,000 government boost and $3,000 government bonus!) towards the purchase of an existing first home for eligible applicants and up to 29,000 towards a newly constructed home.

The First Home Owner Grant is not means tested.

You may also be eligible for a bonus if you are constructing.

This means that eligible First Home Buyers may be eligible to receive 17,000 regardless of their income, the area in which they are planning to buy or build, or the value of the home.

The grant is not taxed either.

Who is eligible for the First Home Owner Grant?

FHOG is available to people buying or building their first home and who meet the following criteria:

  • Each applicant is a natural person (i.e. not a company or trust.)
  • At least one applicant must be a permanent resident or Australian citizen.
  • Each applicant must be at least 18 years of age.
  • All applicants and/or their spouse/de facto have not owned a residential property, jointly, separately or with some other person, in any State or Territory of Australia before 1 July 2000.
  • All applicants and/or their spouse/de facto have not owned on or after 1 July 2000 a residential property and occupied that property jointly, separately or with some other person in any State or Territory of Australia for a continuous period of at least six months.
  • Each applicant has entered into a contract for the purchase of a home or signed a contract to build a home on or after 1 July 2000.

In the case of an owner-builder, laying of the foundations commenced on or after 1 July 2000.

  • This is the first time an applicant and/or their spouse/de facto will receive a grant under the First Home Owner Grant Act 2000 in any State or Territory (unless subsequently repaid)
  • At least one applicant will occupy the home as their principal place of residence for a continuous period of six months, commencing within 12 months of settlement or construction of the home.
